Managing a Remodel: Where to Start for a Beautiful Finish



Starting any home remodeling or renovation can be overwhelming, especially if it's your first time. Whatever the scope of the project, your remodel involves so many details it can quickly become a daunting undertaking.


Here are tips for planning a home remodel to choose how to order, prioritize and build a detailed project plan that will help reduce your stress while keeping you on schedule and within budget. 


Create a Detailed Project Plan

The first step in any project is to develop a plan. This plan should clearly state the goal for your remodeling, the design inspiration, and an outline of the work that needs to be completed. Your project plan should also include:

  • Sketches or blueprints of your finished project.

  • Your lists of needs and wants.

  • Division of project steps into DIY versus professional completion. 


Once your timeline is in place, investigate local zoning regulations and permits. If your project requires changing your home's structure, you'll likely need a permit. Wait to apply for any permits until you've hired your contractors. 


Set a Budget

The next step when planning a home remodel is to determine your budget, which should include the costs for permits, building materials, labor costs, and the cost of decorations or aesthetic touches.


To create your budget:

  • Determine the project's total cost and finalize financing (if applicable)—reserve at least ten percent of your budget for unexpected expenses.

  • Request cost estimates from multiple contractors to find the best fit for your budget.

  • Price out all required materials.


If your cost estimates are greater than your budget, refer to your project plan to eliminate project elements that are a lower priority. 


Hire Contractors

When interviewing and hiring your contractors, don't rely on cost estimates alone. Here are other factors to consider:

  • Years of experience: A contractor that's been in business for decades can give you peace of mind that they will complete the project correctly. 

  • Contracting license: Make sure your contractor (and their team) has obtained any required certifications specific to their line of work.

  • Certificate of insurance: Contractors should carry workers' compensation and liability insurance in their scope of work. 

  • References: A reputable contractor will provide references. Reach out to the references to verify your contractor isn't just good on paper (or online). 

  • Payment schedule: Most contractors don't require full payment upfront. However, it's essential to discuss payment terms before the start of the project. 


Develop a timeline

Once your budget and contractors are in place, it's time to develop the project timeline. Choose your preferred start date, or if you have a desired completion date, work backward from that date. Meet with your contractors to determine how long each step of the project will take to complete, including order of completion and project portions that can be worked on concurrently. 


Your timeline should also include:

  • Time to clean out and prepare the project area.

  • Allowance for the shipping and delivery of materials (note: due to COVID, this could be longer than usual).

  • Holidays where your contractors have the day off.


Set a completion date that includes wiggle room (up to one week) for unexpected issues. Consult with your contractors to ensure the timeline is realistic and within budget.


Pack and prep

Now that the planning is almost over, it's finally time to prepare the space and avoid using the area while it's under renovation. It's up to you if you want to live in your home during remodeling, and it largely depends on the scope of work being done. However, if you're planning a whole home renovation, you might want to move out until the project is complete.
